When Your Lawn Needs Seeding or Sod
Bare patches bigger than a dinner plate are not going to fill in on their own. The grass around the edge will creep in slowly, but weeds will move faster. If you are looking at a lawn that is more than 30 percent thin or bare, overseeding is the most cost effective fix. Anything over 50 percent bare and you might be better off with sod.
New construction is the other big one. Builders typically put down the cheapest seed mix they can find over compacted subsoil, and it shows within a year. If your lawn never really established after the house was built, it is not your fault. The builder cut corners. We can fix it properly.
Post construction damage from additions, pool installations, or utility work is another common reason homeowners call us. Heavy equipment compacts the soil and destroys root zones. The grass will not come back without real prep work.
Our Seeding and Sod Process
Seed selection is step one. For lawns in New Jersey, we use tall fescue blends as the base. They handle heat, shade, and foot traffic better than anything else in this climate zone. Kentucky bluegrass gets mixed in for properties with full sun because it fills in thick and repairs itself. Perennial ryegrass goes in for fast germination when homeowners need quick results.
Soil prep is step two and it is the step most DIY attempts skip entirely. On compacted clay soil, seed sitting on top of the surface does nothing. We aerate, topdress with compost or organic material, and make sure there is actual seed to soil contact. Without that, your germination rate drops to almost nothing.
Fall is the best time to seed in New Jersey. Soil temperatures are still warm, air temperatures are cooling down, and weed pressure drops. Spring seeding works too, but you are fighting crabgrass germination at the same time.
For sod, we prep the ground the same way, then lay fresh cut sod that roots in within two to three weeks with proper watering. Sod gives you a finished lawn in a single day.
